The Summer holiday season is now here – and for many of our tenants at Pebble Mountain Properties this means it’s time to travel, visit family, or simply take a well-earned break. If you’re going away for more than two weeks, it’s important to inform your letting agency when going away, as well as take key steps to protect your property from theft, damage, or seasonal issues while you’re gone.
Letting your property sit empty without notifying us can increase the risk of avoidable issues, from security concerns to winter damage, and even insurance complications. That’s why we’re here to help you plan ahead.
As your trusted rental management team, we want to ensure your home stays safe, secure, and exactly how you left it.
Let Us Know You’re Going Away
If you’ll be away for more than fourteen consecutive days, please let the Pebble Mountain Properties team know in advance. Most tenancy agreements require tenants to notify their letting agent or landlord if the property will be vacant for more than a specified time – typically 7 to 14 days.
Why it matters:
- It helps us keep an eye on your property while you’re away.
- We can alert you quickly in case of emergencies (like a burst pipe or power outage).
- It may be a condition of the landlord’s insurance policy, which could be invalidated otherwise.
Just drop us a quick email or call with your away dates and an emergency contact – we’ll take care of the rest.
Secure Your Home Against Theft
Your peace of mind matters to us. Before heading off, make sure your rental property is properly secured:
- Double-check all doors and windows are locked.
- Use timer switches on lamps to give the impression someone is home.
- Don’t post your travel plans on public social media accounts.
- Ask a friend or neighbour to keep an eye on the property.
- Test your alarm system and let us know if it’s not working properly.
At Pebble Mountain Properties, we care about your safety, and we’re always happy to offer additional security tips if you need them.
Save Energy While You’re Away
A few small steps can reduce your energy bills while you’re away and minimise risk:
- Unplug unused electronics and appliances.
- Turn off lights and devices at the wall.
- Empty perishables from the fridge.
- Switch off the boiler if weather conditions allow and you’re confident it’s safe to do so.
If you need advice on how to do this properly, Pebble Mountain Properties is here to help – just ask.
Check Your Insurance Cover
Before leaving, review your contents insurance to make sure it covers unoccupied periods. Some policies become void if a property is left empty too long. And remember, if you’ve let us know your dates, we can support any insurance claims by confirming that you took the right steps in advance.
So Remember…..
The holidays should be a time for rest, fun, and making memories – not worrying about your rental home. At Pebble Mountain Properties, we’re committed to supporting our tenants throughout the year. So remember to inform your letting agency when going away and follow these simple steps to enjoy a stress-free break.
If you have any questions, feel free to contact us—we’re just a call or email away.
